Viewing
You can arrange a viewing in a few ways. The quickest one is to do it online in just a few minutes, at a time which is convenient for you. Alternatively you can give us a call, send us an email or just pop in if you are nearby and we'll show you around.
Yes of course. We know that you might be moving to the city from afar and not possible to come in person so one of the team can video call you and show you around every nook and cranny of the apartments.
Whoever you'd like; partner, friend, parents or even your pet - after all, it's important to get their approval too.
Renting
You can rent your apartment in just five easy steps, online or in-person at any of our neighbourhoods.
You'll need to show your ID, provide your right to rent documentation and the information needed to complete referencing. We'll be here to guide you along every step of the way.
Come for a viewing and decide which apartment is right for you. There's so much choice between the number of bedrooms, the size, the layout, the floor it's on, the view and if you want it furnished or unfurnished.
Complete a short application form and pay a non-refundable holding deposit (no more than one weeks' rent) to secure your apartment and officially take it off the market. When you move in, your holding deposit will be deducted from your initial rental payments.
This is where we'll need to do some quick background checks and put you through the referencing process with Homeppl. They'll verify your information, employment, income and previous rental experience.
Once your referencing is approved, you'll be sent your Tenancy Agreement via email to read through and sign. Alongside this you will be asked to pay a security deposit (no more than five weeks' rent) and your first months' rent. The security deposit will be refunded to you at the end of your tenancy minus any recharges, if any.
Pick up your keys, unpack those boxes and put your feet up in your new home. Simple :)
Apartments
Of course! We understand that pets are also part of the family so we welcome them with open paws. However, to ensure the comfort and safety of all residents, we kindly ask that you follow a few simple rules. Click here to read more on our pet policy.
We have a limited number of car parking spaces available to rent at certain neighbourhoods. These are available on a first come first served basis and can be rented when you reserve your apartment. For availability or for more information, please speak to your neighbourhood team.
All of our apartments come with a fully-fitted modern kitchen with a fridge/freezer, washer/dryer, oven, hob and even a dishwasher.
If you pick a furnished apartment, you'll also get spacious beds and mattresses, bedside units, wardrobe, dining table and chairs, a sofa, coffee table and media unit.
Your rent includes the cost for your apartment and furniture if selected. You'll also have complimentary access to any amenity spaces; such as resident or co-working lounges and rooftop terraces. Our rents exclude broadband, utilities, council tax and TV license. These would be payable separately to the providers.
Gone are the days waiting a few weeks to get connected. At most of our neighbourhoods, we've partnered up with a company called ASK4 to provide you superfast broadband ready to connect within 5 minutes on the day you move in. They have a number of speeds available so you can sign up and select the right one for you. For the neighbourhoods without ASK4, the team can give you the details to help get you set up in no time.
We want your apartment to feel like home. Small personal touches are encouraged, but any significant changes (such as painting or drilling) should be agreed with the team first.
We can do one better and paint it for you. We have partnered with COAT, a climate positive paint brand and have a carefully curated pallet of 12 colours you can choose from. Speak to your on-site team to find out more about this.
Smoking or vaping is not permitted in any of the apartments, amenity spaces or communal parts of the building. Smoking can result in damage to the furniture and apartment and any costs to make good, would be recharged.
Living
with ila
If something goes wrong our maintenance team will be on hand to get it resolved. You can report any issues through the ila Resident App or by popping down to see the team at reception.
Payments
You can pay your initial rent payment via pay-by-bank, debit or credit card on the ila Portal. Once you move in, you will be able to set up a direct debit so your rental payments come out every month. One less thing to worry about.
Client Money Protect (CMP) is a government-approved client money protection scheme that provides added security and peace of mind to tenants and landlords. It safeguards client funds held by property agents and ensures they are protected in the event of financial difficulties or misappropriation by the agent. You can find our CMP certificate here.
